• Responsible for loan boarding, maintaining loan database, and updating our system of record for loan modifications and assumptions

To perform a final review of all the loan documents to ensure all terms of the loan are met and underwriting conditions have been satisfied by the time the loan gets committed to insure the delivery and purchase of the loan in a timely manner.
Job Responsibilities:
• Create collateral file from closing document package to ship to investor and make sure it is added to the
correct shipping request warehouse as soon as the loan gets committed.
• Daily go through your pipeline to see if any conditions have been added or if you have received a suspense
purchase approval and work on those conditions’ priority. I work on the loans that the commitment will expire
shortly priority.
• Stack the loan package as investor’s desired order and review thoroughly all the documents for any discrepancies.
If any should arise you can either fix it yourself or if you have no control e- mail the correct party for any
discrepancies and/or documents needed. If everything is documented correctly and no discrepancies arise from
your review you can submit to investor if the loan has been committed.
• Review final ALTA to Closing Disclosure and issue a Post Consummation Closing Disclosure if necessary.
• For FHA loans make sure they are insured within 5-10 days they are committed. We self-insure these loans
through FHA connection, no further action is needed.
